Environmental protection is Vicesima's core area of work. We prepare studies to international standards (EIA, ESA, HSEDDA), local groundwater monitoring programmes and calculations of emission charges, and in property transactions we value the liabilities arising from the state of the environment — the so-called environmental mortgage.
Environmental protection is a particularly important part of VICESIMA's work, and our trained staff bring considerable experience in the field. We offer a wide range of testing and studies, and our scope is not limited to the documents required by law.
Through work with a number of international groups we have experience in preparing documentation to international standards — the documentation needed to value both investment land and production plants being acquired.

The environmental mortgage and property valuation
Businesses investing in industry and real estate need a valuation that matches the scale of the undertaking. In our experience, investors pay too little attention to the factors that reduce the value of a property burdened by an "environmental mortgage". On undeveloped land where production or service activity was previously carried out, contamination of the ground is common. If the site is to be adapted for housing, it will have to be brought up to the relevant soil quality standards.
Removing such contamination often costs as much as the property itself. For production plants there is a further cost to consider: adapting equipment and procedures to the applicable law.
How we value environmental liabilities
To value the liabilities arising from the state of the local environment, VICESIMA carries out comprehensive research based on historical data and the available documentation. Where necessary, we extend this with soil and water sampling. So as not to expose clients to unnecessary cost, the scope of fieldwork and chemical analysis follows from a risk assessment grounded in archival documentation and the best available knowledge.
